Bella Sera Development, LLC, came to BG Consultants with a vision to create a condominium complex, Bella Sera at the Preserve. BG was contracted to assist the developers with site plans and the platting process required by the Lawrence-Douglas County Planning Office.
BG’s services for Bella Sera began with boundary and topographic surveys, which formed the basis of the preliminary and final plats, as well as the site plan. Our team researched flood plain issues, and designed a stormwater collection system that removed stormwater from the site while complying with Lawrence stormwater regulations. Traffic studies, both on and off site, were also completed. Offsite traffic analyses were needed to measure the traffic impact the development would create. BG used onsite traffic studies to create the optimum number of off-street parking spaces while maintaining good vehicular circulation.
Throughout the process, BG’s team served as Bella Sera’s advocate, meeting with our client and County Planning staff to work through the agency’s land use requirements and supporting our client during the public hearing process.
